04 · MADE HERE
Coburg has always been a place in motion.
Long before the suburb took its present form, this land was part of the Country of the Wurundjeri Woi-wurrung people of the Kulin Nation.
European settlement began reshaping the district from the late 1830s. In 1837, surveyor Robert Hoddle laid out the road that would ultimately become Sydney Road, creating the north–south spine around which much of the district would develop.
The settlement became known as Pentridge before the municipality adopted the name Coburg in 1870.

As Melbourne expanded, farming and market gardening gave way to workshops and manufacturing. Coburg North became a place where generations came to work, make and build.

Post-war migration brought new communities, homes, businesses and enterprise. The people and buildings changed; the instinct to build something remained.

05 · THE NORRIS STORY
NORRIS was never conceived as a conventional industrial development.
The development was approved in 2019 and conceived as a collection of just 14 individually titled, three-level commercial studios.
From the beginning, the idea was to bring together functions traditionally kept apart — warehouse, workspace, studio, office and storage — within one contemporary commercial environment.

As the distinction between office, warehouse, studio and showroom blurred, NORRIS was designed in response.
Each studio extends across three levels, creating the opportunity for different business functions to coexist within one property.
Completed in 2023, the building established a distinctive architectural presence on Norris Street.
At its centre is the circular red-brick NORRIS marker — an architectural signature that gives the development an identity of its own.
Today, the original idea behind NORRIS feels increasingly relevant.

NORRIS sits within a neighbourhood entering its next chapter.
The broader Sheppard Street and Norris Street precinct has been identified for transition from its historical industrial role towards a new, predominantly residential neighbourhood.
The Incorporated Plan provides for a mix of housing and complementary uses, with different building-height outcomes across the precinct.
The planning framework provides for buildings generally ranging from three storeys to five storeys across different parts of the precinct.
